Transaction Screen and Site Investigation - Bellingham, Washington

conducted a Transaction Screen in December, 2002 for a property in Bellingham, Washington and identified two recognized environmental issues at the subject property. One recognized environmental condition was a suspected abandoned underground storage tank (UST) located on the northeast side of the building. A second related environmental condition was a historical gas station, which operated on the southwest corner of the site during the second quarter of the 20th century. The Transaction Screen report recommended additional investigation of those recognized environmental conditions.

Soil located on the southwest corner of the subject property was investigated due to the presence of a former gas station that operated on a portion of the site from 1928 to 1945. Three test pits were excavated near the historical gas station. The exact location of the former gas station is unknown, therefore the test pits were located in areas where the former gas station's USTs and/or fuel pumps were potentially located. Lube oil range petroleum product was encountered at a test pit location. Lube oil was detected at a concentration below MTCA cleanup levels, therefore the soil encountered in the test pit meets the MTCA Method A cleanup level and does not pose a threat to human health or the environment. Petroleum was not detected in soil samples collected from 2 other test pits. The test pit observations and laboratory analytical data indicate that there has not been a release of petroleum to soil at the test pit locations above MTCA Method A cleanup levels.
